How the share price is calculated

The current fair value share price of £194.67 is derived using a blended valuation model. Shares are currently offered at $260 (£192.40) per share, or $26,000 per 100-share unit — a small discount to that model value. The derivation below uses a blended valuation model — the same approach used by institutional investors evaluating growth-stage agricultural businesses.

75% weighting
Discounted Cash Flow (DCF)

Projects the farm’s future cash returns to shareholders from milk sales and livestock over the period to 2032 and beyond, then discounts them back to today’s value. A 17% discount rate is applied, reflecting the growth stage of the farm and the risk premium appropriate for an emerging-market agricultural business.

DCF value per share: £210.45
25% weighting
Net Asset Value (NAV)

Values the farm’s physical assets today — pedigree livestock, strategic land, infrastructure, energy systems, and equipment — converted to GBP at current exchange rates. This represents the asset floor: what the farm is worth if you were to value it purely on what it owns.

NAV per share: £147.32

Why 75% DCF and 25% NAV?

Gulshan Farms is a growth business. The cattle, land, and sheds are the engine that produces returns — not the shareholding itself. A higher DCF weighting correctly reflects that investors are buying into future income, not simply today’s balance sheet. As the farm reaches maturity and stable earnings, this weighting will be reviewed. This is consistent with how fund managers and valuers approach growth-stage farms globally.
